Shanghai’s secondary home (including commercial) online transactions totaled 25,158 units in June, up 21% year on year, and monthly volume has exceeded 25,000 units for four straight months, according to Jiemian News, citing the city’s “Online Real Estate” platform. In the first half, Shanghai’s secondary home market recorded about 140,000 transactions, up 12% year on year, while the price index rose 8% from end-2025.
For new homes, the China Index Academy’s 100-city price index showed Shanghai’s average new-home price at 64,097 yuan per square meter in June, up 0.42% month on month. Shanghai’s new-home transactions totaled 84,800 units in the first half, up about 14.7% from 73,900 a year earlier; June transactions were 17,719 units, the second-highest monthly level since 2025, behind December 2025’s 19,544.
Jiemian News also reported that China Resources Land led Shanghai developers by sales in January-June with 289.5 billion yuan, followed by China Merchants Shekou at 263 billion yuan and Poly Developments at 155 billion yuan.
